Baviaans Kloof Kareedouw Kouga River front farm for sale. Location The farm is situated approximately 35km NW of Kareedouw between the Kouga River and the Baviaanskloof. It was a comfortable 70 minute drive from Jeffreys Bay, which would put it well within the magical 2 hour radius of Port Elizabeth. Size Made up of 3 titles, the property is approximately 1644h in extent. This incorporates just over 1.5km of Kouga river frontage. Description Although currently run as a sheep/cattle unit, from an agricultural perspective, this area north of the Kouga towards Baviaans, is tough country. The topography is severe and dramatic, but for most, therein lies the appeal. The farm is dominated by a series of fynbos covered ridges, bisected by very deep wooded gorges. The bulk of the gorges have one or more perennial springs at their source and as such, have permanent pools along their length. One of the less daunting ones that I ventured down into had some excellent bushman paintings that I am assured are just a sample of many that occur across the farm. Anyone with an adventurous spirit and good set of boots could spend years climbing in an out of these gorges and still not get to see all there is. Veld types The ridge tops are typical of the false fynbos biome common to this area. Grass species include themedia, especially along the northern slopes, eragrostis Curvula in the old lands and areas of disturbed soil, aristida and an area of relatively healthy digitaria smutsii that must have been propagated in an old land some time back. Significant fynbos plants include the protea repens as well as the pin cushions leucospernum conocarpodendron. In total there are just over 200h of arable lands of which a portion is currently rotated to winter oats and serradella. Browse in the drainage lines and kloof is considerably more substantial than I initially would have thought. In my climb down one of them, I was very encouraged at the density of wild and false olive, sneezewood and candle wood clinging to the almost vertical gorge walls. Once on the valley floor stands of milkwood and what I assumed to be forest elder and one of the gardenias form an impressive canopy. I was surprised to find significant sign of kudu amongst the abundant bushbuck and bushpig sign, and am assured by the farmer that they are sighted regularly. I saw at least 4 large cycad specimens (altensteinii) of which I am sure there are many more, as well as a fantastic example of the prehistoric elephants foot plant (Dioscorea elephantipes). These I am assured are in abundance. Rainfall The farm falls in a transition summer / winter rainfall area with an annual average of 580mm. Game species Game species currently on the property include both mountain and grey (vaal) rhebuck, bushbuck, kudu, cape grysbok, klipspringer, bushpig as well as a number of smaller critters. I saw fresh sign of honey badger and given its location would imagine that it probably has both resident and transient leopard. Improvements The infrastructure on the farm is adequate if aging. The house, though small, has 4 bedrooms, a newly refurbished bathroom, lounge and kitchen. There is an outside shed and stock handling facility. Fencing, in the main, is intact, with a total of 9 veld camps. There is no Eskom power, with power to the house being supplied via a portable gen set. Conclusion As a stock farm, this is unlikely to ever be a significant revenue stream, but as a lifestyle wilderness destination, this northern Kouga region against Baviaans is tough to top. Given more time, I would love to traverse more of the valley floors and have no doubt that one would continue to stumble onto new and exciting discoveries with every outing. For those who have an ingrained conservation ethic and enjoy the remoteness of the Kouga Mountains and magnetic appeal of this picturesque river, I feel this property is well priced and would prove very rewarding. Price R 2.85 million plus Vat if payable.

null In a country renowned for its spectacular landscapes and sweeping vistas, the Franschhoek Valley, an hour's drive from cosmopolitan Cape Town, enjoys a reputation for unparalleled natural beauty The estate development has been carefully managed since its inception. Apart from the cultivated areas of vines and olives, the landscaping is devoted to preserving the indigenous fynbos, and hence the natural fauna & flora of the areas The major attraction of the Fransche Hoek development, from a lifestyle perspective, is the rural village ambience to be created. This rural ambience is also important from the perspective of the townsfolk who will have the Fransche Hoek Estate as neighbour, and who want to experience it as an agricultural estate rather than as a housing estate. The homes in the Village, situated against the slope of Middagkrans and overlooking the town of Franschhoek, form part of the urban edge in the south-eastern precinct of town, but they also interface with the adjoining Mont Rochelle Nature Reserve, thus needing to harmonise with the Estate as farm, with the town, as well as with the fynbos of the surrounding natural environment. In doing so, it must respect the five "senses": that of place, of history, nature, craft and of limits In addition to the residential components of the Estate, a small, exclusive boutique hotel and wellness spa centre will be incorporated alongside the R45 main road, aimed predominantly at the international tourist market
With the first title deed going back to March 1692, the magnificent Cape Dutch homestead on Weltevreden Estate, just outside Stellenbosch, was built in 1812 by Deborah Retief, sister of the Voortrekker leader Piet Retief. The property was declared a National Monument in 1975, and today, nearly a decade of painstaking labour and attention to detail by the current owners has culminated in a beautifully restored house and surrounding buildings, manageably situated on 3,74 hectares. The main homestead is west facing, and is built in orthodox "H" shape. Approaching the house along a gravelled, tree-lined driveway, one cannot fail to be impressed by the grand proportions that mark the zenith of the Cape's neo-classical period. The design of the six gables is typical of the kind imported to the Cape with the European classical revival. Inside, original quarry tiled floors and yellowwood floors combine with magnificent stinkwood doors inlaid with yellowwood banding, to give a most impressive array of comfortable and elegant rooms; cool central 'fore' and 'after' rooms with large stable doors, three beautiful rooms adaptable as either living rooms, bedrooms or library, an authentic kitchen with gigantic hearth and stairway accessing nearly 260 square metres of upstairs space , a large bathroom and guest cloakroom area, and outside the kitchen, a delightful outside dining area under vines. A cellar beside the house is dated 1804, and displays a gable of late 'holbol' style. This building is nearly 30 metres in length, and presents ideal accommodation for a restaurant, conference venue, office space, or even extra living accommodation. Across a large lawned area it faces a building of later vintage, which the owners have converted indoors into three en suite bedrooms, complete with entrance hall, meeting room as well as an office. Facing back to the main homestead is a delightful wagon shed, flanked by an intriguing hay or fodder tower. The wagon shed has also been converted to house a pair of charming two-bedroomed flatlets, each with their own bathroom. Other buildings on the property comprise discreet parking for four vehicles, and a further building which houses three stables, storage and tack room. Complimenting these wonderful historic buildings are lovely lawns, a small stream and a quite breathtaking formal garden, also the result of years of patient nurturing. About one-and- a-half hectares of land is still fallow, and can be put to vines or some other agricultural pursuit, if so desired! In all, a most unique property just over an hour away from Cape Town airport, and in not too isolated a position in lovely rural Stellenbosch environs. Weltevreden Estate can be acquired purely for residential purposes, but also lends itself to development in many other ways.
