THE FARM: A bit of history This old traditional Fribourgeoise farm has been built during the end of the 18th century principally with wood and in a fewer range in stones. The last person who was living there was a Cartwright and had few livestock as mean of subsistence and as a side income. The building The house is composed of a 150m2 apartment (when totally rebuilt). In prolongation of it there is a small stall where few livestock or 3 horses can stay and a traditional barn all in good condition. Of course these annexes can be converted to other purposes. The renovation that has been done The project is not finish and will be sold as is. Our wish was to rebuild this farm in a sustainable way with all natural products, with old traditional techniques and to keep the natural character of this type of building. Inside walls (for isolation) where made in hemp or straw and coated with lime and natural pigment. These materials provide a high degree of isolation while letting the house to breathe and control the humidity. Ground is also isolated with hemp. When wood were used only old one hand cutted was installed to stick to the traditional character. For the cave a completely new skeleton in wood was built and we made the choice to use moon cuted wood to avoid insect attack and reduce the deformation. The installation of this skeleton and floor was also done according to the moon. Remark: All of these materials are accepted by the fire inspection. A well compressed and lime coated straw or hemp wall can almost not burn. The kitchen, living room, 1 bed room and the main corridor are finished. The second floor, a part of the ground floor and the roof need to be isolated, however, the roof skeleton is in good shape. The water supply A private water source is supplying the amount of water needed even in dry season. All tubes were changed from the sources to the house (200 meters) and a brand new installation of water supply has been made including water tank (1500 lt.), filters, automatic refilling during the night, automatic water pressure pump etc. Inside the house new copper tubes are installed to distribute the water. The hot water can be heaten by electricity or wood when the central wood heater system is used. The heater system A complete central automatic wood heater system with a reserve of 1000 lt. was installed. It is actually working in rooms that are already finished. When nobody are at home during winter the heating system can run on electricity to keep the house out of freezing or

The initial non-refundable registration fee is $300.00, which covers the current lease for existing tenants or the initial lease term for new tenants. The non-refundable annual registration fee is $150.00 and is to be paid with the renewal of the lease and pet registration. b. Cats must be registered one time with the Management Office prior to moving in or at the time of adopting a new pet. The non-refundable annual registration fee is $50.00 per cat per year and must be paid prior to moving in or at the time of adopting a new pet and upon renewal of the lease. c. An owner may wish to register other pets (such as birds) so that the pet can be identified and returned in case it escapes from the unit. d. Registration consists of providing: -Copy of a current vaccination records for dogs, including proof of breed. -A full body photograph of your pet. -Completion of the registration agreement. -Proof of rental insurance coverage. -Payment of the annual registration fee. Check payable to Wirtz Realty Corporation. e. Registration is not transferrable to another animal. f. Failure to register a pet in accordance with this Section II will result in a written warning from the Management Office. If the pet is not properly registered within 15 days following the date of the initial written warning, the Management Office will require the pet to be removed from the property. g. Each resident who is a signatory to the lease shall sign the pet registration form. Each resident shall be jointly and severally liable for damages and all other obligations set forth, even if such resident does not own the pet(s). 3. PET BEHAVIOR RULES a. Pets are restricted to their units and to transit through the following common areas only: hallways, service elevator, stairwell, and service areas. While transiting through any common areas, your pets movements must be controlled. Dogs must be on a short leash, in a carrier, or in a cage. Cats must be in a carrier. b. Pets are not permitted in the following areas: The front lobby, mailbox area, and laundry room. They are not allowed in the passenger elevators except for in the following instances: during a move-in or move-out and when the service elevator is inoperable. c. If a pet has an accident (soiling in the common area), the pet owner must clean it up immediately and report it to the building staff. The tenant pet owner is responsible for any damages caused in such an event. A common area damage fee may be assessed in this case. d. Small pet owners must ensure that litter is changed often to avoid odor and that it is wrapped and tied securely in a plastic garbage bag before it is deposited into the garbage container. e. Pet owners must ensure that their pets do not make any prolonged noise such as barking, meowing, chirping, or such that disturbs neighbors. f. Pet must be fed and watered inside the apartment. No pet food or water may be left outside the apartment. No pet shall be tied to any fixed object outside the apartment anywhere on the premises g. Pets must not be allowed to jump on, or in any way harm or behave aggressively toward any person or any other pet. Management may require muzzling of the animal or other means to ensure compliance. 4. REPORTING AND CONSEQUENCES OF NON-COMPLIANCE a. All violations of these rules must be reported to the Management Office by written notice or email. This notice must include the identity of the pet and a description of the violation, including the date and time of occurrence. No anonymous complaints will be considered. b. In the case of the first violation, the Management Office will notify the offending party by letter about the violation. c. If a second violation occurs within six months of the first, the pet owner (tenant) will be subject to a $50.00 fine and a certified letter will be sent to the offending party about the violation. In addition, the offending party may be required to meet with the building manager in order to prevent future complaints/violations. d. In the case of a third violation within the same six-month period, the Management Office will send a letter requiring the pet to be removed from the residence within 15 days of the letter. A court order will be obtained if the pet is not removed voluntarily. e. Not withstanding anything in Section IV to the contrary, a pet that attacks* any person or other pet will be reported to the animal control authority and will be removed from the residence immediately and permanently. 5. ADDITIONAL PROVISIONS Wirtz Realty Corporation reserves the right to make changes to the Pet Policy at any time. If and when a change is made the change will be distributed in writing to all tenants with registered pets. * Attack is defined as a bite or other action that involves unprovoked aggressive physical contact.
