The house is situated on the edge of the village and has uninterrupted views over the garden, our adjoining 4 acres and beyond to the Contraviesa mountains and the coast. The house is essentially detached; the only party-wall is with a spare room of our neighbours who use the property during school holidays. Architecturally, the house is typical of the North-African Moorish influence unique to the ‘Pueblos Blancos' of the Alpujarra. The house has a traditional flat roof and very thick solid walls, making it cool in summer and warm in winter. Over the last five years we have completely modernised and refurbished the house, without losing its original character. A new roof with plastic insulation sheeting and a reinforced cement layer has been laid over the slates and then covered again with a depth of impervious ‘launa', the traditional final coat. The accommodation comprises a large entrance hall, 2 double bedrooms, bedroom 3/office, bathroom, lounge, kitchen/dining room, all on one level. The art studio, utility room, store room, tools/woodshed are in the converted stables beneath. We have installed insulated wooden doors and double glazing in traditional shuttered window frames. New chimneys have been constructed in the Lounge and the Kitchen, where the main heating is provided by wood-burning stoves. There are electric heaters as a back-up. The property has been fully re-wired and the plumbing has been renewed to include an extremely economical, insulated hot-water boiler. A new suite in the bathroom provides a bath with shower, a recessed marble vanity unit with inset bowl, WC and heated towel rail. The Kitchen area has been re-built to our specification with granite worktops and cupboards beneath with solid oak doors, a double inset sink with draining board and plenty of electricity wall sockets. The utilities include a large, 5-ring, inset gas hob and inset electric oven and extractor hood, a large fridge-freezer and a dishwasher. All the rooms have been redecorated recently and are enhanced by exposed chestnut beams in excellent condition and treated with preservative. The Kitchen door leads directly on to a raised, slate patio, shaded by a mature persimmon tree, with wonderful views. The patio is partially covered with a traditional ‘tinao' style porch, constructed from chestnut timbers and roofed with slate. The patio looks over the garden and most of our 3 acres of level, irrigated land, across the Guadalfeo valley to the Contraviesa Mountains and beyond to the sea, just 21 miles away. The patio is edged with mature fig and almond trees and a wrought-iron gate to a secure parking area for several cars. There are five steps down to the garden with lawn, flower borders, fruit trees, rose arbour with seat and slate table and a rockery in front of the garden terrace. Off the terrace is the utility room with washing machine and tumble drier and beyond into a large wood store and tool shed. A gate in the corner of the garden leads directly on to the land which is level and fenced. The soil is fertile and water-retentive. There are ample water rights for irrigating the land and an acequia (irrigation channel) with sluice gates brings water to all the growing areas. There are around 50 trees in the almond grove and beyond a cluster of olive trees. A second, small olive grove has 12 trees. The orchard includes peaches, apricots, nectarines, cherries, plums, apples and pears. There is also a quince, pomegranate, a walnut and a sweet chestnut. The whole area is fringed with mature mulberry trees. The allotment is divided into vegetable plots for rotation and an additional bed for soft fruit, with strawberries, raspberries, blackcurrants, redcurrants, gooseberries, kiwis and rhubarb. Lockable double- gates in the rear boundary fence provide vehicle access at the end of a short length of concreted road, approximately 300 metres. This branches off Calle Real near the centre of the village and serves only one other cortijo. Juviles is a lovely village. It is typical of the "Pueblo Blancos" of this Alpujarra region but, unlike some to east and west, it remains virtually unchanged by tourism. It is primarily a farming community and renowned for its excellent ham. There is a Town Hall, a bank, a surgery, a chemist, a shop and two bars. The Church Plaza is the venue for the annual Fiesta and Cultural Week in August. There is a new Village Hall, a Primary School and an excellent, new open-air swimming pool!
